Summary of Position
The Maintenance Sales Representative (MSR) is responsible for driving growth through the sale of new HVAC maintenance agreements to commercial customers. This role is a proactive, field-based sales position focused on identifying new business opportunities, conducting site assessments, developing customized maintenance proposals, and closing service agreements. The MSR builds long-term customer relationships that generate recurring revenue and collaborates closely with internal teams to ensure a smooth transition from sale to service delivery.
Essential Functions
- Identify and pursue new commercial customers through prospecting, cold calling, networking, and referrals.
- Develop and execute a sales plan to generate new maintenance agreement opportunities.
- Monitor market conditions and competitor activity to identify growth opportunities.
- Conduct on-site evaluations of customer HVAC systems to assess service needs.
- Develop accurate, competitive maintenance proposals aligned with customer operational goals and budgets.
- Prepare and present customized maintenance agreement proposals.
- Present, negotiate, and close HVAC maintenance agreements with commercial clients.
- Address customer questions, objections, and concerns professionally and effectively.
- Achieve or exceed monthly, quarterly, and annual sales goals.
- Build and maintain strong relationships with property managers, facility directors, and business owners.
- Ensure customer expectations are clearly communicated during the transition from sales to service.
- Maintain accurate records of sales activity, customer interactions, and pipeline status in CRM systems.
- Work closely with service, operations, and dispatch teams to ensure seamless onboarding and fulfillment of contracts.
- Communicate customer requirements, system details, and contract scope accurately to internal stakeholders.
- High School Diploma required; Associate or Bachelor’s degree preferred.
- Proven experience in sales, preferably within HVAC, mechanical services, or a related industry.
- Strong understanding of sales techniques, prospecting, negotiation, and closing strategies.
- Ability to work independently, manage time effectively, and maintain a high level of organization.
- Valid driver’s license and acceptable driving record.
- Strong communication, presentation, and negotiation skills.
- Self-motivated, results-driven approach to sales.
- Ability to identify customer needs and develop effective solutions.
- Proficiency with CRM systems and Microsoft Office applications.
- Professional demeanor and strong customer-service orientation
This is a full-time position. Days and hours of work are typically Monday through Friday, 7 a.m. to 4 p.m.
